This 257.9-hectare estate is located on the first mountains of Casentino, just a few kilometers from the Franciscan shrine of La Verna. The property revolves around two rural hamlets (5,850 sqm) that are an excellent investment opportunity for a farm of a boutique hotel. The buildings, consolidated and with new roofs, only need to be finished and updated, while the estate falls for the most part inside a hunting reserve.
The town of Chiusi della Verna, not far from the famous shrine, is just 7 km away and easily reached by car. Other historic centers of Tuscany can all be reached in less than two hours (Caprese Michelangelo, Sansepolcro, Anghiari, Arezzo, Cortona, Firenze, Siena, San Gimignano…).
DESCRIPTION OF THE BUILDINGS
The rural hamlet (4,600 sqm – 49,496 sqft) is laid on the two sides of a round running on top of a crest to reach the Franciscan shrine of La Verna. The buildings (eleven in total, including a beautiful manorial villa) are all made out of locale stone and have a pretty simple layout inside, as it was usually with countryside buildings in Tuscany. Several sections are the result of expansions carried out over the years to increase the livable surface of the buildings.
Structurally, the hamlet has been interested by a series of restorations between the 1990s and the early 2000s to avoid further degradation and manage underground water sources. More recently, all the buildings have been structurally consolidated and all the roofs replaced to prevent water from entering the houses.
The project was initially aimed at fully restoring the hamlet to create an organic farm couple with a boutique hotel that would have allowed its guests to take part in farming activities with guided tours and workshops. By completing the buildings, one could conclude the project as it was originally envisioned or convert the whole estate either into a farm or a hotel (that would also benefit from the vicinity to the shrine of La Verna and the possibility of hunting in the estate).
Towards the south, in a huge clearing amidst the woodland and reached both from the hamlet and from the municipal road network, is another podere (1,250 sqm – 13,450 sqft) made up of a manorial house at the center and three rural outbuildings used in the past as barns and stables.
Again in this case, the buildings could be restored to be used as an Agriturismo or a smaller farm, based on needs. Alternatively, one could convert this podere into a private home thanks to the fact that it is located in a very private and quiet position.

The whole property covers a surface of approximately 257.9 hectares (637.3 acres). The estate falls almost entirely in an area that would be perfect to establish an azienda agrturistico venatoria where one could hunt all year long and welcome tourists and vacationers looking for a hunting experience with animals typical of the Casentino area.
The huge open space below the main hamlet, with its gentle slope exposed to southwest and an altitude between 640 and 690 m asl, is suitable for both animal breeding (wither cows or horses, for example) and planting vines such as Pinot Noir, a grape that express its full potential when planted in higher grounds.
At the same time, the spaces surrounding the southern podere are also very suitable for animals, even though the terrain here is a bit steeper than the previous one.
