On the hills of Chianti Classico, in a very retired and private position not far from Castellina in Chianti, 27.4-hectare organic estate with Agriturismo and olive grove. The buildings of the property (roughly 1,300 sqm, all restored in 2015) include many bedrooms for the guests, an independent guesthouse and an olive mill. The huge organic olive grove (11.4 hectares) allows producing up to 2,500 kg of extra-virgin olive oil per year.

DESCRIPTION OF THE BUILDINGS
The main farmhouse (985 sqm – 10,598 sqft, 10 bedrooms and 12 bathrooms) is a huge building on three floors, with many independent accesses. The building, partially used as a guest accommodation, features many living areas, all very cozy and welcoming, wardrobes for the guests, ten bedrooms, twelve bathrooms and an equipped fitness area.
Right next to the country house is the olive mill (230 sqm – 2,475 sqft, 1 bathroom) equipped with processing plant, storage rooms and bottling line. On the upper floor is an office with bathroom while on the ground floor there is a small reception area with tasting room and a shop where one can buy products from the estate.
A short distance from the main complex, amidst the olive trees, is a guesthouse (85 sqm – 915 sqft) made up of living/dining area, kitchen, two bedrooms and two bathrooms.
STATE AND FINISHES
The complex was fully restored in 2015, preserving the buildings in their original look thanks to a series of carefully planned works, carried out only with original and appropriate materials. The external stone walls have been cleaned and valorized, while inside it was decided to keep all those features typical of Tuscan country houses, such as the wooden beams and the terracotta flooring. The result is a very welcoming country house, completed by design furniture well integrated with the rustic look of the building.
For the electrical supply, the estate can rely on a 10-kW photovoltaic system that can also accumulate 10 more kW of power to use when needed.
EXTERIORS
The estate covers a total surface of roughly 27.4 hectares. All around the country house, the land is marked by the typical dry-stone walls that allow using most of the surfaces and is covered by a well-maintained garden dotted with flowerbeds and decorative plants (6,000 sqm). Just a little below the farmhouse is the oval-shaped swimming pool (13 × 8 m) surrounded by a convenient stone-paved sunbathing area.
The ample organic olive grove of the property (11.4 hectares) is made up of Frantoio, Leccino and Moraiolo cultivars. A blend of the three olives produces an excellent extra-virgin olive oil, with a yearly production ranging around 2,500 kg of oil (equaling 2,730 liters).
A small portion of arable land (approximately 1.0 hectare) would be very suitable to plant a vineyard capable of producing a very good wine to be served to the guests together with the oil. The remaining surface is covered by mixed woodland (13.3 ha), grazing land and gardens (0.9 ha).
The property is also crossed by a small stream, flowing all year long and feeding a small pond.
USE AND POTENTIAL USES
The property is currently working as an Agriturismo and provides its guests with a beautiful pool and a fitness area. Crops and olive oil produced in the estate are served to the guests or sold directly via the shop.
Nothing prevents the new owners from converting the building back into a private country house, as it was originally, while keeping the olive oil production running but enjoying the whole building and its beautiful position amidst the Chianti hills.
